Small fixes that prevent bigger ones

Most exterior repairs come back to keeping water out. Failed caulk, a loose piece of flashing or a gutter that overflows can let water into walls and trim long before a stain shows up inside. Catching those early keeps a small repair small.

Some repairs need a permit even when they seem minor. Rowlett, for example, exempts fence picket repairs of 25 feet or less but always requires a permit when five or more posts are replaced, and Arlington exempts repairs to less than half of one side of a fence.

Do repairs need a permit?

Usually not for small cosmetic fixes. Roof and fence work can, depending on the city and size of the job.
