What a roof repair can fix

Many leaks come from a few spots: flashing around chimneys and walls, the boots around plumbing vents, valleys, and shingles that wind has lifted or torn off. Those can usually be repaired without replacing the roof.

Small repairs often don’t need a city permit, but the cutoff varies. Irving’s line is 100 square feet, Richardson’s is 25% of the roof, and Sachse’s is five squares (500 square feet). Garland requires a permit once a repair is worth $2,000, and Coppell and Hickory Creek list roof repairs, not just replacements, as work that needs a permit.

Questions about roof repairs

Does a small roof repair need a permit?

It depends on the city. Irving exempts repairs of 100 square feet or less, Richardson up to 25% of the roof and Arlington up to 10%, while Coppell and Hickory Creek list roof repairs among work that needs a permit.

When is a repair not worth it?

When the shingles are worn out across the whole roof, or there are leaks in several places. Then we’ll tell you a replacement makes more sense, and why.
