A replacement starts with tearing off the old roofing down to the deck. Damaged decking gets replaced, then underlayment, flashing, shingles, ridge caps and vents go on. A good quote spells out each of those, along with the shingle brand, line and color.
Most cities in the area require a permit for a roof replacement, and some check more than the shingles. Allen requires an affidavit, signed before the final inspection, confirming every appliance vent in the attic was checked. Southlake’s final looks at outside vents and attic vent clearances, either in person or from photos. In Coppell, if more than 100 square feet of sheathing needs replacing, all of it has to be.
Our written estimate lists the exact products, colors and warranty, so you can compare it line by line with other quotes.
