Sliding or hinged?

Sliding patio doors take no floor space to open and suit tight decks and patios. Hinged French-style doors open wider and suit wider openings. Both can be made with low-E glass, which matters on west-facing walls in a Texas summer.

On older sliders, the usual problems are worn rollers, bent tracks, fogged glass from failed seals and drafts at the interlock. If the frame is still sound, sometimes a repair will do; if not, replacement is the better fix.

Coppell, Cedar Hill and Flower Mound require a permit to replace exterior doors, so check your city’s rules before a patio door swap.

Patio door questions

Can a slider be swapped for French doors?

Usually, if the opening is the right size. If it needs to change, see our openings page.

Why is there fog between the glass?

The seal between the panes has failed. The glass unit or the door needs replacing; cleaning won’t fix it.
