Prep is most of the job

Texas sun breaks paint down fastest on south- and west-facing walls. A paint job lasts when the prep is thorough: loose paint scraped, bare wood primed, rotted wood replaced and gaps caulked before any finish coat goes on. Your estimate spells out the prep, the product and the number of coats.

Most cities don’t regulate house colors, but historic districts can. McKinney doesn’t regulate residential paint colors in its Historic Overlay, though it recommends not painting brick, stone or stucco that’s never been painted.

Painting questions

Do you fix rotted wood before painting?

Yes. Painting over rot doesn’t last, so wood repair is part of the prep when it’s needed.

Do I need approval for a new color?

Usually only from your HOA, if you have one. Some historic districts have color rules, but McKinney, for example, doesn’t regulate residential paint colors.
