We check the shingles for missing pieces, creases, granule loss and hail bruising, then the flashing, vents, ridge caps, gutters and any visible decking. Most of it can be seen from outside, so you usually don’t need to be home.
Afterward you get a plain answer: nothing needed yet, a repair, or a replacement. City inspectors don’t do this job; Coppell, for example, says its inspectors don’t assess existing roofs and leave that to the contractor or insurance adjuster.
