Most Dallas projects follow the standard permit process, but some neighborhoods add a design review first.
My house is in a Dallas landmark district. What changes?
You need a Certificate of Appropriateness before work begins.
Details: The city’s 21 landmark districts include Swiss Avenue, Munger Place, Winnetka Heights, Junius Heights and Peak’s Suburban Addition. Each has its own preservation criteria, administered by the Landmark Commission. Minor items, including in-kind repair of roofing, windows and siding, can qualify as Routine Maintenance and be approved by staff, usually within 7 to 10 business days and no more than 21. Larger changes go to the Commission. The certificate has to be posted on the front of the house before work starts.

What about a conservation district?
Window and roof work gets a work review.
Details: In a Dallas conservation district, the city’s submittal checklist asks for photos of every window being replaced and a window quote naming the brand and series, grid pattern and how the windows open. Windows need at least a quarter-inch expressed profile on the exterior sash, muntins and mullions. For roofing, it asks for the current and proposed material and the brand and color of the new roof.

The October 2019 tornado
On October 20, 2019, a tornado formed near SH 348 and Luna Road, tracked east along Walnut Hill Lane through Preston Hollow and crossed US 75 before ending in Richardson. NWS rated it EF3, and many of the large, established homes along its path lost part or all of their roofs. NOAA puts its property damage at about $1.55 billion.
Hail
On June 13, 2012, hail up to softball size hit parts of Dallas and Collin counties. The National Weather Service listed it among the costliest hail storms in Texas, with early estimates near $900 million.
