What's included, and why it matters

Most quotes list a price. A Full Picture Estimate explains each part of the job so you can compare apples to apples. Your estimate lists the exact scope for your home.

Full tear-off

Why: Removing old layers lets us see and fix the deck underneath instead of covering up problems.

Deck inspection

Why: Soft or rotted decking can't hold nails well. Catching it now protects the new roof.

Underlayment & ice/water barrier

Why: A second line of defense under the shingles, especially in valleys and around penetrations.

Drip edge & starter strip

Why: Guides water into the gutters and helps lock down the first row of shingles at the edges.

Flashing & pipe boots

Why: Most leaks start where the roof meets walls, chimneys and vents, not in the open field.

Ventilation

Why: Balanced airflow helps keep attic heat and moisture in check during Texas summers.

Materials & manufacturer specs

Your estimate names the manufacturer and product line we're quoting, with its published specs and a link to learn more.
